FAQ's - FREQUENTLY ASKED QUESTIONS & T&Cs.

Electricity?

Electricity is not included in the price and is paid by honesty box (Except Fernlea which is included in the price). Put the correct money in the honesty box in your cottage, take the appropriate card from the plastic holder next to the honesty box, insert firmly into the meter and remove slowly. Please ensure that this is done before it gets dark! Although there are torches in your hallway. We advise that electricity will be about £20 per one bedroom cottage per seven nights in Winter (about £3 per day). Although if you are in your cottage throughout the days then this may increase. Please accept that this is only a guide.

Wood Burning Stoves?

A starter basket of logs is supplied with your cottage. Any further logs can be bought from our woodshed which operates with an honesty box at a cost of £5.00 per basket.

Do we ask for Deposits?

We do request a deposit, of 25% of the tariff to confirm your booking with us. This can be paid by cheque or by debit or credit card or by bank transfer at the time of booking.

We then ask for the balance of the tariff one month prior to your arrival here, again either by cheque or card or bank transfer. Non-payment of the balance will be treated as cancellation, please see below.

For bookings made within 1 month of your arrival date we ask for the full amount, either by cheque or by card or by bank transfer as above.

What if I need to Cancel?

Once you have made a booking, we have accepted it and either your deposit (or the full amount when your booking is made less than 1 month before your arrival) has been paid, a legally binding contract exists between us. If you have to cancel your booking, for any reason, you are liable for the full amount of rent. If, however, we are able to re-let the cottage, we will refund a percentage to you any monies that you have paid less 10% plus any special advertising monies or agency fees that we have incurred re-letting the cottage. Alternatively, depending on circumstances, we may offer you some of the money paid towards a future holiday with us.

We strongly recommend that you protect yourself against unforeseen events by taking out cancellation insurance. Although we will endeavour to provide the cottage named when booked, it may be necessary to change it to a similar one - we are under no obligation to refund a holiday if you wish to cancel in this instance.

What time can I Check In & Check Out?

Check in time is 4.00pm onwards or earlier by prior arrangement. We ask you to vacate your cottage by 10.00am on your day of departure. Check in time for Fernlea is 5.00pm onwards or earlier by prior arrangement. We ask you to vacate Fernlea by 11.00am on your day of departure.

What are the arrangements for 2-Weeks Stays?

At the end of your first week, we will supply clean bed linen, towels etc for you so that you start your second week with us as fresh as the first day.

Do you accommodate families?

We welcome families with youngsters in all our cottages. We'll happily discuss your requirements with you and recommend the most appropriate cottage for you to ensure that everyone enjoys a comfortable stay with us.

However, it is only fair that we point out that many of our guests who stay with us are taking a break from their own children and are looking for a peaceful, relaxing atmosphere. As such we do ask that youngsters behave in a way that will not spoil our other guests enjoyment.

We are also able to provide a travel cot & high chair to save you bringing your own. There is a £7.50 charge for the high chair and £7.50 charge for the travel cot per booking.

We do not supply stair gates or plug covers, you will have to bring your own, sorry.

What about Dogs?

We love 'em and you are more than welcome to bring your dog with you. However not everyone is a dog lover and we do ask that you ensure that your pooch doesn't spoil other guests stay with us. Specifically we ask that your dog is fully house trained, that you do not allow him or her on to furniture and that he or she is kept under control at all times. Also, if you are bringing your dog with you, please don't forget to bring their bed, blanket, food and bowl.

To help us keep our grounds clean for the enjoyment of everyone, there are "Free Poo Bags" which we would ask you to use, depositing any "Business" in the special Doggy Bin provided.

There is a charge of £15.00 per dog per booking.

Please let us know when booking that you'll be bringing a dog with you.

What is your Policy on Smoking?

We ask that all our guests step outside to smoke.

What are my Responsibilities?

We ask you to keep your cottage clean during your stay, cleaning materials, brushes & vacuum cleaners are provided for this purpose. We also ask you to dispose of rubbish on a regular basis, emptying this into the bin area provided on site.

You agree to keep the property, all fitments, furniture, equipment & contents in or on the property in a like state of repair & condition, less any fair wear and tear, as at the commencement of your booking. Further you agree to pay for any loss, damage or breakage that may occur during your stay with us.

Sub-letting any part of your cottage during your stay is not allowed and you are responsible for ensuring that the number of occupants does not exceed the numbers for which you have booked at any time, without our prior agreement and payment of the additional rental charge.
